If the hotel opens, how much additional revenue will that bring to the City?

Assuming the hotel opens July 1, 2026, that it has 66 rooms (as is currently planned), 85% occupancy, and that the rooms are booked at an average rate of $400 per room, it would generate at the current 12% TOT ~$980,000 in 2026-27, increasing to ~$1,300,000 in 2029-30. With an increase in TOT to 14%, it would generate $1,100,000 in 2026-27, increasing to ~$1,500,000 in 2029-30. 

At the Current 12% TOT (hotel tax), here are the projections:

  • FY 2024-26: $0
  • FY 2025-26: $0
  • FY 2026-27: $982,870
  • FY 2027-28: $1,081,157
  • FY 2028-29: $1,189,273
  • FY 2029-30: $1,308,200

With a 2% Increase in TOT, to 14%, here are the projections:

  • FY 2024-26: $0
  • FY 2025-26: $0
  • FY 2026-27: $1,146,684
  • FY 2027-28: $1,261,352
  • FY 2028-29:$1,387,488
  • FY 2029-30:$1,526,236

Bonus Question: What are the TOT rates in other Sonoma County jurisdictions?

  • 14% in Healdsburg
  • 13% in the City of Sonoma
  • 12% in Rohnert Park, Sebastopol, Unincorporated Sonoma County
  • 10% in Petaluma
  • 9% in Santa Rosa
  • 0% in Cotati (they have no hotels/vacation rentals)
